Brampton Block 5

noise study in land-use planning ontario

Location: Brampton, Ontario, Canada
Planners: Glen Schnarr & Associates
Developers: Paradise Homes, Fieldgate Developments, Helport Developments, Lyrica Developments, Di Blasio Corporation, Quintessa Developments, Bram Creditgreen Developments

Block 5 is situated south of Queen Street, east of Creditview Road, west of Chinguacousy Road and north of the railway line. 8 different subdivisions were under proposed for development. Individual detailed noise reports were required for each draft plan in the block, as part of the approvals process for submission to the City of Brampton. We were retained by developers to assess 6 of the 8 subdivisions in the Block.

The residential developments proposed for study  include single detached dwellings and townhouse blocks. The primary noise sources in the area impacting the subdivions include road traffic noise on Queen Street, Creditview Road, Chinguacousy Road, James Potter Road, Bonnie Braes Drive, Dusk Drive and railway traffic on the Orangeville Railway line.

The studies were conducted in conformance with the Ministry of the Environment (MOE) Guidelines for Noise Control in Land Use Planning, the requirements of the Region of Peel, the Orangeville Railway Development Corporation (ORDC) and the City of Brampton. Measurements of ground-borne rail vibration were performed and were within guidelines.

To complete the individual road and rail noise impact studies for each draft plan we conducted site visits to identify all significant noise sources, made observations of the acoustical features of the site and noted any beneficial shielding by nearby buildings, as well as the relationship of the rail line to the proposed developments.

We also identified any commercial and industries in the area, if any and determined their activities such as roof top mechanical equipment or trucking activities and hours of operation. Any industry or commercial/retail area of concern was noted and flagged for further detailed studies as required.

Road traffic data was obtained from the municipality. Rail traffic data was obtained from the railway authority. The data was then be extrapolated to year 2020 in accordance with Ministry of Environment (MOE) and ORDC procedures.

In accordance with MOE standard assessment procedures, the future traffic volumes were used to estimate future traffic noise levels anticipated for the mature state of the development. MOE computer software was used.

The predicted noise levels was then compared to the guidelines of the all concerned authorities.

When excesses of the noise guidelines were found, recommendations for conceptual control measures were provided. These included general recommendations relating to building facade and glazing components, mechanical ventilation or air conditioning, noise berms/barriers and noise warning clauses. Detailed grading information was also provided at the time of the studies. The grading information was used to determine acoustic barrier heights for lots along the roadways, where appropriate.

Individual noise reports summarizing the measurements, predictions, calculations and recommendations for each draft plan in Block 5 were then prepared and used for submission to the Municipality, the Region and ORDC rail. A noise attenuation statement was also prepared for each draft plan for submission to the City of Brampton along with the detailed noise study.
